California changed its rules to make backyard units far easier to permit, and an ADU is now the most cost effective way to add real square footage to an Orange County lot. It is also the project most often quoted badly, because the permit path and the utility work are where the cost actually lives.

We build detached ADUs, attached units, and garage conversions as a single scope: plans, permits, foundation, framing, electrical, and finishes. One licensed general contractor carries the whole thing, so there is no gap between the designer, the city, and the crew.
